This is a modern master-planned Lend Lease community of five villages, built from 2008 onward on the former ADI munitions site between St Marys and the Wianamatta reserve.

"Ageing" isn't really the word for it, since almost everything here is under two decades old. The issue is closer to the opposite: whole streets of detached homes, townhouses and apartment blocks along Ropes Crossing Boulevard went up using the same volume-builder fittings within a tight construction window.

That means the flexi-hose connectors fitted throughout these project homes are a leading cause of sudden under-sink and laundry floods here, and because so many were installed around the same time, they tend to fail in clusters rather than one at a time.

Reactive clay under most of the estate adds another layer to this. It shifts with wet and dry cycles, putting steady strain on slab plumbing and the buried joints beneath it, which can turn a small existing weakness into a sudden failure after a run of wet weather.

Wianamatta Nature Reserve wraps much of the estate, and while it's a genuine drawcard for residents, the surrounding ground shares the same reactive clay profile as the developed blocks.
